Estate cleanout pricing

Estate cleanouts are priced by the load. A small one bedroom apartment typically runs 1 to 2 loads. A 2,000 square foot family home is usually 3 to 5 loads. Larger estates with outbuildings can run 6 plus loads. We quote everything after a walk through.

How an estate cleanout works

  1. 01

    Walk through and quote

    We come to the property, walk through every room with you, listen to what stays and what goes, and give you a flat rate quote on the spot. No charge for the walk through.

  2. 02

    Family keepsakes first

    Before we touch anything, you flag what stays. We bring blue painter tape and you mark anything we should not load.

  3. 03

    Sort and load

    We work room by room. Furniture and appliances go to the trailer or to donation depending on condition. Documents get shredded when needed. Metal goes to recycling.

  4. 04

    Multiple trailer trips

    Most estates require 2 to 5 trailer trips. We dump and return same day so the property is cleared in one or two work days.

  5. 05

    Broom clean handoff

    When everything is out, we sweep the floors, take photos of every room, and give you the keys back. Property is ready for the realtor or new owner.

Estate cleanouts done with respect, not just speed

Estate cleanouts are emotional jobs. Most of the time we are not just hauling things. We are helping a family close a chapter after losing a parent, downsizing into assisted living, or finally clearing out a home that has been in the family for decades. The job needs to move quickly, especially when a realtor is waiting on the property to list, but it also needs to be done with care. Texas Junk Boyz has run dozens of these jobs across DFW. We know how to balance the speed and the sensitivity.

Before we touch a single item, we walk through with the family or the executor and identify keepsakes. Photo albums, jewelry boxes, important paperwork, anything heirloom. We use blue painter tape so anything tagged stays put. Then we work room by room, sorting as we go. Furniture in good condition gets routed to Goodwill, Salvation Army, or Family Endeavors. Vintage and antique pieces that are too good to donate sometimes go to consignment shops or estate sale partners we work with. Metal appliances get separated for recycling. Documents that need shredding go to a shredder we keep on the trailer. Everything else gets loaded for disposal.

For realtor referred jobs, we move fast. A typical 2,000 square foot home with full contents takes us one to two work days from quote to broom clean. We can dump and return the same trailer two or three times in a day, which keeps the timeline tight. We send photos of every room when we are done so the listing agent can confirm the property is showing ready.

For hoarder situations or homes where the family has not been able to face the cleanout, we work without judgment. We have seen everything. We start at the door and work inward, surfacing keepsakes as we find them, and proceeding only when the family is comfortable with what is going. These jobs take longer and sometimes require multiple visits over a week or two. We will quote them after a walk through.

How much does an estate cleanout cost in DFW?

Estate cleanouts range from $599 for a small one bedroom up to $3,000+ for a large family home with outbuildings. Most 2 to 3 bedroom homes land between $1,200 and $1,800. We quote after a free walk through.

Do you donate usable items?

Yes. Furniture, clothing, kitchenware, and decor in good shape goes to local Goodwill, Salvation Army, or Family Endeavors. About 30 percent of estate cleanout contents gets donated rather than landfilled.

How fast can you clear a property?

A typical 3 bedroom home is one to two work days. Larger estates or hoarder situations can take three to five days. We can usually start within 24 to 48 hours of a quote.

Do you work with realtors?

Often. We can move on tight listing timelines, send daily progress photos, and coordinate with cleaning crews and stagers so the property is showing ready when you need it.

What about valuables, antiques, or jewelry?

We tag and surface anything that looks valuable for the family or executor to review. We do not throw out jewelry, important documents, or antiques without confirmation. If a piece warrants estate sale or auction, we can connect you with a local partner.

Can you handle a hoarder cleanout?

Yes. We work room by room without judgment. These jobs are longer (often a full week or more) and sometimes require multiple short sessions to give the family time to process. We quote after a walk through.

Do you do light cleaning at the end?

Yes. Broom clean is standard. For a small additional fee we can do surface wipe downs, sweep garages and patios, and pressure wash driveways. Carpet steam cleaning we refer to a local partner.
